The Steps to Buying a House

Buying a house, particularly for the first time can be daunting. Here’s our step-by-step guide explaining how to buy a home, your checklist for all the key stages of buying a house.

There are 5 steps to the conveyancing process!

Instruct a Solicitor

Firstly, you will need to instruct a solicitor so they can guide you through the conveyancing process and everything that is required from you, ensuring that you are obtaining a good and marketable title and that your lender is protected.

Legal Work

The next step is the core legal work, this is the part of the transaction where searches are completed, a review of your draft contract documentation takes place and enquiries are raised.

Exchange

At this stage, your solicitor will exchange contracts with the other side’s solicitor to make your completion date legally binding. Upon exchange, your file is set up and ready for completion. This includes requesting mortgage monies from the lender.

Completion

Monies are sent over and completion takes place. You will now be the legal owner and can collect the keys!

Post-completion

Finally, once you are all moved in the solicitor will send off signed documents to the land registry, along with an application for them to register your ownership.
